Who are Wadworth Brewery?

We are an Independent Family owned Brewery with all our pubs in an 80 mile radius of the brewery.

How many pubs do you have?

We have a 260 pubs of which 217 are tenanted and are run by tenants.

What is the difference between a Manager and a Tenant?

A manager is employed by the brewery and a tenant is self employed. A tenant rents the pub from the brewery and signs a tenancy agreement.

What do I need to invest in?

Tenants require monies to purchase Fixtures & Fittings (table, chairs, carpets, etc.), stock and working capital - referred to as the 'ingoings'.

How much will it cost?

Ingoings start at £18,000 but can be as much as £60000. In some instances the brewery will assist with finance depending on individual circumstances but require a minimum of £10,000 to be available.

How much rent will I pay and when is it reviewed?

Rents are based on the turnover of the business: typically rents are in the region of 9-12% of turnover but this can depend on the nature, style and expenses of the business and will vary. Rents are reviewed every three years.

Do I have to buy my beer from the brewery?

Licensees purchase all their beer, lager, cider, wines, spirits and minerals from the brewery at our wholesale list price. This is known as the brewery tie.

Can I have a guest ale?

We have a guest ale programme which tenants can join depending on their volume sales of cask beer. The Guest ales are supplied by us.

Am I responsible for the building repairs?

We are responsible for maintaining the structure of the building together with the electrics, plumbing, external redecorations and main signage. Normally are tenants are responsible for minor repairs and internal decorations.

How long is the tenancy agreement?

Agreements are for six years but can be terminated after the first year by the tenant giving six months notice. Agreements are protected by the Landlord and Tenants Act which means that you have an automatic right for renewal at the end of the term.

What training do you offer?

We offer a comprehensive training package including a 'Try before you Buy' scheme providing the opportunity to work with an experienced tenant for two days to decide if running a pub is for you. Before moving into your pub you will attend our three day 'Welcome to Wadworth' induction course which introduces you to staff in the company with whom you will have day to day contact and covers important subjects including Cellar Management, Marketing and Financial Control. In addition we offer continuing training through our 'Training Inn Excellence' award.

I have never run my own business do I need an accountant?

A dedicated accountant will monitor your business under our 'Open Book Accounting' system to ensure the business stays on a sound financial footing for the first year of your business. After that you can choose an accountant from our list of financial advisors. All our nominated accountants are very experienced in working with pubs.

What support will I have at the start of my tenancy?

Once appointed to your own pub and before you move in we will offer you the opportunity to spend a week in our 'Pub School' working with an existing tenant so that you are fully equipped and prepared from day one. This is entirely optional and not obligatory.

Who will I see from the brewery when I am in my pub?

You will have the advice, guidance and support of an Area Manager during your tenancy some have run their own pub or have had many years experience in the trade.
